5.7  WORKING PRINCIPLES OF DIGITALIZED LAND

REGISTRATION SYSTEM USING BLOCKCHAIN TECHNOLOGY

(i) Users’ registration

People who are ready to buy or sell the property first register their infor­

mation in the blockchain environment. In this phase, the user needs to reg­

ister themselves with their details in the registry server, and the registry

server will verify the user’s details for authentication. If the verification is

successful, the registry server generates the user-ID for the particular user

and sends this information to the user for login to their account. Then, the

user’s information is hashed and stored in the blockchain environment.

(ii) Uploading the property specification by the seller

The seller can save their property’s documents, images and land loca­

tions on theblockchain. In this phase, the seller generates the digital form,

which includes the land details such as area coverage, price of the land, etc.

The seller has to upload the sale deed with their digital sign in the block­

chain environment. If the property details are saved successfully, then all

the buyers can view them.

(iii) Sending request by the buyers interested in the property

If the buyer is interested in the property, he verifies the sale deed with

a digital sign. Then,he sends the request to the corresponding property

holder, and the property holder may accept or reject the request by viewing

the buyer’s details.

(iv) Accepting the request by the seller

If the seller accepts the property transaction request, the notification will

be sent to the land document verifier.

(v) Verification and initialization of transaction by the land document verifier

If the land document verifier receives the notification, the land document

verifier verifies the land documents and initiates the transaction from seller

to buyer by scheduling a meeting with them.

(vi) Validation and authentication of updated land registration document.

The land document verifier validates the documents submitted by both seller and

buyer and then adds the validated records on the blockchain land registry system.

Then, infront of the land document verifier, the seller and buyer sign the property

ownership transfer document, which will be uploaded on the blockchain land regis­

try system.

Finally, the buyer will pay the amount to the seller for property transfer. .Then, the

document is authenticated and modification is not possible in that document.

5.8  CONCLUSION

The land registration system should protect and keep updated propertyinformation

to ensure title certainty. A centralized and paper-based system can lead to the loss
